I'm about to move house and the new place is a band F. Seems a little excessive for what the house is so thought I'd challenge it. Has anyone here done similar and could you offer any hints and tips?

Yep we challenged our banding, albeit 16 years ago, when we moved in. (New build btw) I just gathered evidence of the band in which similar houses were in and sent a letter to the council with all of the evidence and asked them to illustrate and justify why our house was in a higher band. They gave me a load of crap about the appeal process and what I would have to pay to take the matter to tribunal/court but also, in the same reply, agreed to move our house in to a lower band in line with what I presented. The process may have changed over the years but good luck

Check your house against other neighbours? Be aware that regrading it could take it up... or down...

Thanks folks. Don't think it'll go up as its in the highest band before you go to individual assessments. It's nuts.

It's a very poor system ours is in band G (so they might bump you up!) we can't really figure out why ours is so high. In 1991 the gardens were much bigger there are 2 more houses on what would have been about an acre plot but we were told the re evaluations are based more on the buildings than the land. This may be a load of balls but we haven't challenged yet. £250 per month to get the bins emptied sucks though.

Banding is a national thing I thought? maybe Cheshire have a cheeky way to make the top banding uncapped?

I was stung when I converted some of our house to an annexe for the mother in law, despite there being a connecting door on the plans they decided to band the annexe an A and change the house from F to G without discussing with me at all. I have built another floor above and below so the house is almost three times the size, but tax band changes are only applied when you sell the place usually, they had an opportunity to screw more out of me so they did.I ended up going to a tribunal which was free, everyone agreed it wasn't fair but they left the changes in place as that's how they've interpreted the out of date, poorly written law.£289 / month plus the annex when the mother in law moves moves out!!

I've extended our house and was told that my council tax wouldent change until we sold up but the new owner would have a increase in band Dosent help you but surely it can't hurt to question the Banding but be aware there could of been pre contracted agreement between a old owner when making changes

They can also raise the banding of neighbours houses so might not be the best introduction into the neighbourhood.

What do households get for their extra council tax? More frequent bin collections? Larger bins? Additional useful services?

 

I have a lot of garden crap I want to get rid of, but I don't get a larger garden waste bin  :angry2:

Fook all. It's just another socialist way of making those with a bigger house pay more. The way system works is you have a bigger house ergo you must be just rolling in cash ergo you can just jolly well hand over more of your cash so we the council can decide on what lefty socialist scheme we'll spend it on, or, we'll just use it to fund more perks for us such as free parking in the council offices in the centre of town.

Ergo, likely to generate more rubbish / recycling / garden waste. Give me a bigger bin !

I don't even live in my house at the moment (living overseas) and so consume absolutely no services. And yet I have to pay full council tax. Really fooks me off.
